Breckenridge condos
Condos in Breckenridge make up about 45% of the condo inventory in all of Summit County. As a result, there are a lot from which to choose, and at various price points. At the low end of the price range you will find a small studio (about 300 sq ft) near the base of the ski mountain, or a slightly larger one bedroom condo much further away. As I write this, in September of 2008, they are still priced under $200,000. The studios have access to pools and/or hot tubs and would be suitable for short term rentals. The other units are suitable primarily as owner occupied or long term rental units. They don’t have the amenities that short term renters require.
High end condos are considerably more expensive, with the buildings currently under construction in the new base areas at Peak 8 and Peak 7 selling for $1,000 to $1,400 per square foot. As I write this, there are 74 condominiums over $1,000 on the market in Breckenridge. The highest priced one is $3.4M and is less than 2400 square feet in size. Of course, the location couldn’t be better! It is at the mid connect of the new gondola, so you can take the gondola up to the ski mountain or down into the town.
Are you just looking for a Breckenridge condo with good access to both town and the ski hill? Any of the condos on Ski Hill Road or Four O’clock Road might fit the bill. Among them are Sundowner, Double Eagle, Four O’clock Lodge, Tyra, Four Seasons, Wildwood Lodge, Breckenridge Park Meadow, Antlers, Grandview, The Retreat, Pine Ridge, Park Place, Sawmill Creek, Cimmaron, Ski Hill, Gold Camp and The Sunset. Most of these complexes were built some time ago, and many have undergone renovations to upgrade the exteriors. Those that have not yet spruced themselves up may be looking at some rather large special assessments in order to do so. Older condos have to compete with new ones for both renters and buyers, and as a result, need the upgrade. In every instance of which I am aware, the amount of the special assessment is at least what they have gone up in value, as the better appearance makes for a higher price. This area has the Snowflake lift nearby, picking up riders from all the nearby condo complexes. Four O’clock ski run allows one to ski back to the condo with perhaps only a short walk at the end of the run.
If you would rather be downtown, then Der Steirmark, Blazing Saddles, River Mountain Lodge, Tannhauser, Edelweiss, Gold Creek, Andorra, Val d’sere,Longbranch, Chapperal, Powder Ridge, Main Street Station, Thunder Mountain Lodge and Alpen rose, are either on Main street or within two blocks of it. The new BreckConnect gondola, at the north end of town, whisks you up to the mountain. Further south, in the Warriors Mark area with walking or shuttle access to the Quicksilver chair, are The Corral, Powderhorn, Tannenbaum, Motherlode, Timbernest, Snodallion, Mountainwood, Hotel Breck, Snow Spruce, Columbine, Christiana, Inner Circle,Tamarisk, Asguard Haus, Base 9 Condos, Miner’s Candle, Lances West, Snowdrop, Base 9 and The Lift.
The original Breckenridge Base area has the Village at Breck, Kings Ridge, The Cedars, Trail’s End, Liftside, Plaza Three and Beaver Run all with great lift access.
If you would rather be further out of town near the Breckenridge Golf course and midway to Frisco, then you might prefer The Villas at Swans Nest or Highland Greens Lodge. The latter has a bus that serves both their townhomes and condos, taking people to and from Breckenridge. At the south end of town, further away from civilization is Blue River condos and Skier’s Edge, while east of town, up on Baldy mountain with great ski area views, are Tyrollean Terrace, Wildflower and Woodmoor.
