Frisco townhomes
Townhouses in Frisco, Colorado, range in size from about 1100 square feet
with two bedrooms up to large, exclusive townhomes and duplexes. Most townhomes have garages, and most are multilevel, with at least two floors. Our Multiple list service groups duplexes together with townhomes. You might check the Frisco condominium page as many properties mentioned on both these pages cross over, being townhomes, but also condominiums in their legal structure.
A duplex is two homes attached together with a common wall, where townhomes may be joined with more than two. Sometimes they will have some sort of common property, like a hot tub or clubhouse. Duplexes generally have their own hot tubs if they want them and are usually responsible for their own exterior maintenance. A duplex will have a Party Wall Agreement which governs what each owner can do to the outside of his or her unit. Frisco townhomes or a small complex of duplex units will usually have governing documents consisting of a Declaration, Bylaws and Covenants. Some townhomes are actually condominiums, where the Homes Association owns the building. Others are set up so that the owner owns the structure and the land underneath it, more like a duplex, but often the HOA takes care of maintenance. It is important to know how yours is set up, so be sure to find out.
The largest area of duplexes in Frisco is on Hawn Drive
in a subdivision known as Meadow Creek. There are also duplexes in the Mountain Side area, some in Mountain Pines, and others scattered throughout Frisco.
Townhome complexes and duplex units are found near Lake Dillon on and near Lakepoint Circle. Lagoon townhomes (a condo complex) have both condos on one level and townhomes on three levels and are also not far from the lake. The Pointe at Lake Dillon is nearby, and the Townhomes at Prospect Point are just off the Dam Rd, also near the lake. At the other end of Lake Dillon you will find Waterdance townhomes, which are much larger than most, with two car garages. Many of them have great lake views, but some back to Highway 9, so you will see considerable price differences on what seem to be very similar homes if you are just looking at photographs.
Village Townhomes are on Miners Creek and Alpine Drive in central Frisco, not far from Walter Byron park. They have tennis courts common to the properties, but any hot tubs are individually owned by each unit. Stonebridge and Village point are on the river (Ten Mile Creek). Westcreek Townhomes are also near the river, at the west end of Main Street.
Closer to the central shopping area in Frisco is Crossroads Townhomes, behind Starbucks in Frisco, right on the bike path. They are close to the Meadow Creek subdivision mentioned above. Frisco Bay Townhomes are reasonably priced, 3 bedroom units with a single car garage at the south end of Frisco across the road from Waterdance. Other small townhome complexes scattered throughout Frisco are: Frisco 8 Townhomes, Aspen Square, Ravenwood, Cabin Creek, Wildwood, Frisco Park Townhomes, Aspen Leaf Townhomes and Rivercrest Townhomes. For information on the Homeowners associations that govern some of these complexes, see our list of links to the HOAs.
