Mountain Side Condos, Frisco Colorado
You might call them Mountainside condos, (and sometimes we do too!) but the correct name is Mountain Side. Perhaps you know there are condos but aren’t aware that there are also many homes in the Mountain Side area. On the sunny side of Frisco, it is far enough away from Peak One and Mount Royal that the mountains do not block the sun in the afternoon.
From Main Street, just take 5th Avenue south a few blocks, and you are there.
Together with Lagoon Townhomes, Mountain Side has some of the best amenities in the county. The clubhouse, which is used and supported financially by both the condos and the homes in the area, was recently refurbished. It has an indoor pool, indoor and outdoor hot tubs, a fitness area and saunas. There is also a “party room” which can be booked by homeowners with larger events than their condos will hold. Tennis courts are next to the clubhouse.
The layout of the buildings is not in alphabetical order. Buildings A, B and C are in the central area, near the clubhouse, and they were the first buildings built in 1983. D and E are to the left of the clubhouse, and F, G,and H are to the right. Between 1983 and 1985 the first eight buildings were finished, and the last two, I and J, were built on 5th Avenue in 1989, for a total of 201 condos. As the complex progressed, the floor plans were enlarged slightly and tweaked. The last two buildings are seen as the most desirable, being newer and larger.
Floorplans vary, with one bedroom, one bedroom loft, two bedroom and two bedroom/lofts. Most loft units are on the third floor but some are on the end of the buildings on the second floor. All units have decks, and some have larger, expanded decks in front of both the living room and master bedroom. There are no elevators in any buildings. All buildings have underground parking as well as plenty of surface parking for guests.
Most condos have nice views of Peak One, the wetlands and mountainside behind. The bike path runs nearby, just behind the buildings. Hiking trails, including the trails to Masontown, Rainbow Lakes, Mts Royal, Victoria and Peak One are all in the general vicinity. The Peaks trail will take you all the way to Breckenridge, or you can take the Gold Hill trail to connect to the Wheeler trail, right over the top of the Ten Mile Range to end up in Copper Mountain.
The Nordic Center is nearby, as is the Hospital, Library, Animal Shelter and Community Center. Downtown Frisco and the busses to Copper Mountain and Breckenridge are about a 6 block walk. With ski gear, it is almost easier to drive a little further to the Transfer Station in Frisco and hop on the Summit Stage bus there.
Since January 1, 2007, there have been 9 sales of condominiums in Mountain Side. 5 are currently under contract, with one listed for sale. It is a one bedroom, one bath condo of 600 square feet and is listed at $259,000. Of the 5 under contract, 4 are two bedroom or two/loft units with prices ranging from $309,000 to $469,000. For Mountain Side Subdivision, which includes the 84 patio homes and duplexes on Hunter’s Circle, McKee’s Way, Bills Ranch Rd, 5th Avenue and 7th Avenue (and a couple on Belford Street) the homes are extremely poplular and seldom stay on the market long. There is none for sale or under contract at the moment (as of 9/9/2007), with four sales this year. One was a duplex and the other three were single family homes. The last one sold was $410 a square foot, or $690,000. It had 3 bedrooms, 3 baths, a one car garage and 1680 square feet.

Ashley, that mountain right behind the condos is one of my favorite places to hike. They are in the process of improving the trail, and it really needs it as it gets so much use.
Dena, our blue skies are fabulous! People do stage this town actually…we like it to look nice for our visitors.

While the first half of 2008 still showed some price increases, sales lagged in the last half of the year. Going back to 2005, there were 18 sales in Mountain Side Condominiums. Six were one bedroom/one bath condos and six were standard two bedroom/two bath floorplans with about 850 to 950 square feet.
