July was the best month for real estate sales that we have seen so far this year. We were only down 23% from 2008! My frame of reference has certainly changed. Of course, last year at this time we were down by 55% from the year prior. Year to date, we are doing about 30% of the business we were doing in 2007; not good! But a glimmer of hope is better than what we have been seeing this last year. The rest of the country seems to have just begun the upswing, but I don’t think we can say we have turned the corner yet.
One my clients sent me a copy of an article in the New York Times, telling how the national real estate market may have hit bottom. With it was a note from him saying “Is the end in sight?” We just put his house under contract recently. I know he is thinking that he sold at the bottom of the market. Strangely, he saw this coming but neither one of us thought he would get caught in it, or that it would be as bad as it was.
In the last two weeks I have had offers on four listings and three of them are now under contract. Both Buyers and Sellers had to be flexible to get it done, and in those three cases, they were. I am told I have another offer coming in tomorrow on another listing, so we definitely are seeing an upswing in Buyers. Is the end in sight? Perhaps……
