Market update

Buck Ridge Townhomes in DillonSo far 2017 has been the year of no inventory.  In the entire county we have had around 325 listings, give or take, all year long.  As we head into spring we will see more properties come on the market and inventory may build a little bit.  Even so, I anticipate we will have tight inventory conditions all year long.

Right now, Breckenridge has most of the properties for sale with 154.  Of those, only 17 are priced under $500,000 and only 54 are priced below $1,000,000.  That means 100 properties priced at $1,000,000 or more.  

Keystone has the next highest inventory with 96 properties for sale.  Only 16 of the Keystone properties are over $1,000,000, quite the opposite of Breckenridge.  Keystone has a couple new construction projects that account for about 1/3 of the inventory.

Copper Mountain is next with only 32 properties on the market.  Only 12 are not in Center Village and of those 12, 6 are in Lewis Ranch, the luxury neighborhood beyond West Village.

Dillon has just 16 listings.  Only 6 are condos or townhomes and only 25% have one or 2 bedrooms.

Copper One Lodge at Copper Mountain ResortFrisco has the fewest properties for sale with 13.  They range in price from $299,000 to $1,849,000 and average $472.86 per square foot.

If you are thinking about selling your Summit County property, 2017 is providing a good opportunity to get top dollar.

If you are thinking about buying in Summit County you have to be patient but a quick decision maker.  You may have to wait to find the right property but when you find it you had better act fast.

New properties coming on the market

With low inventory we are working hard to find properties to sell and to match our buyers with.  We have several properties coming on the market in the next couple of weeks.

Last week we listed a single family home in Silverthorne for $820,000.

Coming this week is a one bedroom, Lake Haus condo in Dillon for $255,000

We have a River Mountain Lodge studio in Breckenridge on the horizon.

A 2 bedroom Buffalo Ridge condo will be coming in April.

And the new construction project in Frisco, The Frisco Sports Chalets, will have at least one more condo available for sale around mid-April.

Ski Resorts Closing Dates

This time of year is always bittersweet.  Ski season is winding down with most ski areas closing mid-April.  The weather is turning warmer and we start to get the itch for warm weather and our favorite summer activities.  If you need to get a few more ski or ride days in this season, here are the closing dates for our area resorts:

Copper, Keystone and Beaver Creek are all closing April 16th

​Breckenridge & Vail close April 23rd

Loveland will probably close in May sometime but it depends on the snow conditions.

A-Basin keeps us skiing as long as the snow allows.  We're hoping for a few June ski days but spring snow will impact the closing date significantly.

Of course, snow conditions can make even the set closing dates change.  Resorts will occasionally extend the season for another weekend or two if conditions allow.
