Additional Summit County Concerns
Buying in Summit County, Colorado provides situations that may not be common in other areas of the United States and abroad.
Because these concerns can be unusual to Buyers from these areas they can be easily overlooked when choosing their new property. Below is a list of some of these concerns.
- Ice Damming. Ice dams occur on roof lines that get limited sun and that don’t shed precipitation well. They can cause significant water leaks in a property.
- Pine Beetle. Dead trees need to be removed, often times at a significant cost to the homeowner. Views and privacy can be impacted positively or negatively by the change in the amount of surrounding trees.
- RV Parking. Many properties do not allow an RV to be parked at the property even for a short amount of time.
- Rental Restrictions. Short term rentals may not be allowed in all properties.
- Deed Restrictions. Deed restricted properties must be occupied by a full time employee of Summit County. Some restrictions cap the appreciation for the property.
- HOA Dues and Resort Fees. When determing the mortgage amount you want to pay for your new property, you need to take HOA fees and resort fees into consideration. They can be as much as an additional $1000 per month but may include almost all of the utility bills.
- Well and Septic. Even some in-town properties are not connected to city water and sewer. Just because a property is connected to city water doesn’t mean it is connected to the city sewer system also. Additional inspections are recommended for well and septic systems before purchasing a property that has them.
- Leased Property. The property you want to purchase may be subject to short term or long term leases. Those leases must be honored and will be stated as such in the Contract to Buy and Sell Real Estate.
